<p>There are surprisingly large differences between returns on residential property in Chile’s main cities. The Global Property Guide (<a rel="nofollow" onclick="javascript:pageTracker._trackPageview('/outgoing/article_exit_link');" rel="external nofollow" target="_blank" h<span id="more-159"></span>ref=&#8221;http://www.globalpropertyguide.com&#8221;>http://www.globalpropertyguide.com</a>), the research site for residential property, released today the results of research into rentals in major cities of Chile. It revealed that: <br />• Apartments in prime areas of Santiago have excellent average rental yields of 8.16%.<br />• Apartments in the city of Viña Del Mar yield only half as much, on average, with gross rental yields of around 4.31% only.</p>
<p>The rental yield is the annual rental income on a property, as a percentage of today&#8217;s property purchase price. This is what a landlord can expect as return to his investment. The rental yield is one useful yardstick of whether property is over-valued or under-valued</p>
<p>The high yields on apartments in prime areas of Santiago &#8211; Las Condes, Providencia, and Vitacura &#8211; suggest that these Santiago areas make good residential property investments.<br />Apartments in prime areas of Santiago cost on average US$ 98,520 for a 60 square meter apartment, according to the Global Property Guide’s research, versus US$ 87,480 for the same sized property in Viña Del Mar. However, 120 square meter apartments are more expensive in Viña Del Mar than in Santiago.</p>
<p>The result? Looking across the different sizes, prices in the two cities are more or less the same, on average.</p>
<p>Though apartments in Santiago and Viña del Mar cost around the same, per square meter, yet Santiago apartments produce twice as good rental returns – i.e., rents for the same sized apartment in Santiago are nearly twice as high. This means that Santiago is much more attractive as a residential investment.</p>
<p>In the southern city of Concepción, 120 square meter apartments have excellent gross rental yields of 9.04% &#8211; also, an excellent level of rental yields, making Concepción a very attractive investment.</p>
<p>Why consider rental yields? Some investors in residential property may ignore rental returns, being more concerned with capital gains.</p>
<p>Yet even they would do well to consider rental yields. The rental yield, or price/rent ratio, is similar to the price/earnings ratio in the stock market. As in the stock market, property investments with high rental yields tend to perform better, and have higher capital gains, in the long-term.</p>

<p>When you look for options on drug treatment in South Carolina, you will find that there are all kinds of programs available here. You will surely find programs that are qualified for treatment, which means they are approved by the state after being tried and tested by the healthcare experts, but at the same time, you will also find programs that are categorized as nonqualified programs. These are mostly the holistic programs tha<span id="more-95"></span>t do not use conventional methods of treatment but rely on other kinds of techniques to achieve the same goal. Though the state has not yet sanctioned most of these forms of treatment either through approval or through monetary funding, it is a fact that these programs are quite popular for drug treatment in South Carolina.</p>

<p>Spiritual Treatment Centers (12 Step Programs)</p>
<p>These are the oldest forms of holistic drug treatment in South Carolina and they are also the most popular today among the non-mainstream forms of treatment. The basis of these programs is derived from the 12 Step Program that is widely used for alcohol abuse and addiction treatment in South Carolina, but is modified to suit patients who are with a drug problem. The program begins with generating a realization in the patient that he or she needs treatment and that they must invoke some divine holy power to guide them through. Some of these programs can be overtly religious, such as the Christian drug treatment programs, but most of them are irreligious. Though they might allude to divine powers, they will never name any one in particular.</p>
<p>Once the person has been properly convinced that he or she needs treatment for the drug dependency, they are assigned a volunteer who would guide them through the treatment process. This volunteer is usually an expert on the subject of addiction. The patient is expected to make a confession unto this volunteer about everything that has gone wrong due to the addiction and the volunteer with then guide the patient on what they must do so as to set things aright. This can be a very tedious process and can take time, but patience is one of the most advantageous features of such programs.</p>
<p>You will notice that there is no medical treatment such as detox involved in this program. Hence, the program is good for people who are not into very drastic addictions yet. However, there are provisions in some of these spiritual programs for drug treatment in South Carolina to introduce a detoxification phase for the patient&#8217;s treatment by referring them to an external detox center.</p>
<p>Herbal Treatment Programs</p>
<p>These therapies are implemented in health resort like settings where the people are made to live for a while. They are put on a healthy lifestyle which includes complete abstinence from the drug they have been using. Quite understandably, within a short amount of time, they will begin experiencing the withdrawal symptoms due to the abstinence. At this point, by using various herbal methods, the withdrawal is cured. The patient will have to stay within the center as long as these methods are employed. </p>
<p>The herbs, often from India or China and also from Latin American areas, are carefully selected from among those that have been used for ages for various kinds of addiction treatment. Most treatment centers have their own herbal remedies which are prepared by mixing these herbs in the right proportion. <p>Credit won&#8217;t be as readily available to you, so the first order of business for you will be to try to quickly build some positive credit. There are several good ways of doing this. Here are just a few:</p>

<p>•· Secured Credit cards &#8211; After a bankruptcy your personal credit rating is in the tank. Most traditional credit card companies &#8211; even those that charge an annual fee, won&#8217;t want to touch you right away. However, it won&#8217;t take long for them to be willing to take a chance on you. You can grease the credit wheels by getting a secured credit card, which is simply a savings account with the issuing bank with a deposit equal to your credit line. By requiring this deposit, the issuing bank has some assurance that they&#8217;ll receive the lion&#8217;s share of their money in the event that you default. You&#8217;ll want to utilize the card regularly and pay at least part of the balance off each month in order to generate positive credit report entries on a monthly basis.</p>

You&#8217;ll be paying a small amount of interest for the privilege, but the expense you&#8217;ll incur will be well worth the points your credit score will gain.</p>

<p>•· Credit aging &#8211; Do you have a family member or a friend that would be willing to add you as an authorized user on their credit card account? <p>While you&#8217;re implementing some of these credit rebuilding strategies, you should also be actively investing in real estate. Traditional avenues of financing will be off-limits for awhile, but there will be numerous avenues you can utilize that will make real estate investing not just a possibility, but a certainty:</p>

<p>•· Bird Dogging &#8211; As a bird dog you work as a real estate scout, doing the leg work of locating available properties for investors who will actually close the deals. There&#8217;s also a possibility that you can find investors that are looking for an ownership stake and a portion of the cash flow generated by properties in which you invest. You can locate prospects among your family and friends, your local REIA meetings, or even by advertising on Craig&#8217;s List.</p>

<p>It is worth noting, however, that the average price of properties in Var has been skewed by the inflated prices of properties within the more exclusive resorts of the Cote’ d’Azur. <p>House prices are sky-scraping but still you can enter the buying market. There are five good reasons you should think of buying a house.</p>
<p>Do you think property is an asset?  It’s simply not true. You buy a house so that you have a roof over your head. Whether the price of the property is going up or down should not affect you. As long as you like the house, you can make repayments and like the area nothing else real<span id="more-169"></span>ly matters. The only way of making real money is you decide to sell the house at some stage and keep the profits or downsize and do the same. A growing proportion of people do downsize. According to a research, one in three house sales involve people selling up to move to a smaller property. Nearly 54 % of the people are selling their property because they are not able to pay mortgage amount and not because they want equity from their property as cash in hand. A further 15 % sell the property because they have split up from their partners. Some 20% are retirees over 60. They also plan to sell their property to clear all their debts. Only 12 % buy a smaller property and also have cash in hand which they often recycle it, giving their children a leg up the property ladder instead. Property is not a cash-generative machine. Even if people think it is, it will take nearly 20 years. </p>
<p>A house should be treated as a shelter and not as an investment , no one wants to buy a property whose worth is far less than they paid for it only a couple of years before. While buying a house you put most of the money that you have saved in your lifetime. Facts tell that property does not perform as well as shares over the long term but it does retain its value over the years. But still people purchase a home for their old age or to lead a hassle free life. The average UK property cost was £30,000 in 1983 but now the value has increased to £160,000.
