There are surprisingly large differences between returns on residential property in Chile’s main cities. The Global Property Guide (ref=”http://www.globalpropertyguide.com”>http://www.globalpropertyguide.com), the research site for residential property, released today the results of research into rentals in major cities of Chile. It revealed that:
• Apartments in prime areas of Santiago have excellent average rental yields of 8.16%.
• Apartments in the city of Viña Del Mar yield only half as much, on average, with gross rental yields of around 4.31% only.

The rental yield is the annual rental income on a property, as a percentage of today’s property purchase price. This is what a landlord can expect as return to his investment. The rental yield is one useful yardstick of whether property is over-valued or under-valued

The high yields on apartments in prime areas of Santiago – Las Condes, Providencia, and Vitacura – suggest that these Santiago areas make good residential property investments.
Apartments in prime areas of Santiago cost on average US$ 98,520 for a 60 square meter apartment, according to the Global Property Guide’s research, versus US$ 87,480 for the same sized property in Viña Del Mar. However, 120 square meter apartments are more expensive in Viña Del Mar than in Santiago.

The result? Looking across the different sizes, prices in the two cities are more or less the same, on average.

Though apartments in Santiago and Viña del Mar cost around the same, per square meter, yet Santiago apartments produce twice as good rental returns – i.e., rents for the same sized apartment in Santiago are nearly twice as high. This means that Santiago is much more attractive as a residential investment.

In the southern city of Concepción, 120 square meter apartments have excellent gross rental yields of 9.04% – also, an excellent level of rental yields, making Concepción a very attractive investment.

Why consider rental yields? Some investors in residential property may ignore rental returns, being more concerned with capital gains.

Yet even they would do well to consider rental yields. The rental yield, or price/rent ratio, is similar to the price/earnings ratio in the stock market. As in the stock market, property investments with high rental yields tend to perform better, and have higher capital gains, in the long-term.

Some of these programs can be overtly religious, such as the Christian drug treatment programs, but most of them are irreligious. Though they might allude to divine powers, they will never name any one in particular.

Once the person has been properly convinced that he or she needs treatment for the drug dependency, they are assigned a volunteer who would guide them through the treatment process. This volunteer is usually an expert on the subject of addiction. The patient is expected to make a confession unto this volunteer about everything that has gone wrong due to the addiction and the volunteer with then guide the patient on what they must do so as to set things aright. This can be a very tedious process and can take time, but patience is one of the most advantageous features of such programs.

You will notice that there is no medical treatment such as detox involved in this program. Hence, the program is good for people who are not into very drastic addictions yet. However, there are provisions in some of these spiritual programs for drug treatment in South Carolina to introduce a detoxification phase for the patient’s treatment by referring them to an external detox center.

Herbal Treatment Programs

These therapies are implemented in health resort like settings where the people are made to live for a while. They are put on a healthy lifestyle which includes complete abstinence from the drug they have been using. Quite understandably, within a short amount of time, they will begin experiencing the withdrawal symptoms due to the abstinence. At this point, by using various herbal methods, the withdrawal is cured. The patient will have to stay within the center as long as these methods are employed.

The herbs, often from India or China and also from Latin American areas, are carefully selected from among those that have been used for ages for various kinds of addiction treatment. Most treatment centers have their own herbal remedies which are prepared by mixing these herbs in the right proportion. That is the reason you will not find the same kind of drug treatment in South Carolina in any two of its herbal treatment centers.

For aftercare, various therapies such as massages (again with herbal oils), relaxation and meditation techniques (including Yoga and Pranayama) and acupuncture and acupressure may be implemented on the patient. The stay of the patient at these centers will be recommended as long as it takes for them to come out of the addiction. In some cases, short programs of about a fortnight are also made available, but complete treatment is suitable only with at least three months of treatment.

An Important Point to Note:

Holistic programs for drug treatment in South Carolina are still nonqualified programs. As such, their treatments may be expensive and you might have to fend for it yourself.

You can grease the credit wheels by getting a secured credit card, which is simply a savings account with the issuing bank with a deposit equal to your credit line. By requiring this deposit, the issuing bank has some assurance that they’ll receive the lion’s share of their money in the event that you default. You’ll want to utilize the card regularly and pay at least part of the balance off each month in order to generate positive credit report entries on a monthly basis.

•· Personal loans – By going to one of your local banks and explaining that you’re trying to re-establish credit after a bankruptcy you should be able to convince your banker to lend you a small amount of money, say $1,000 or so, backed by a corresponding savings account or Certificate of Deposit (CD) account. You’ll be paying a small amount of interest for the privilege, but the expense you’ll incur will be well worth the points your credit score will gain.

•· Credit aging – Do you have a family member or a friend that would be willing to add you as an authorized user on their credit card account? They don’t need to actually give you a card to use; the simple act of adding you as an authorized user will give you the benefit of “hitchhiking” off of their payment history.

While you’re implementing some of these credit rebuilding strategies, you should also be actively investing in real estate. Traditional avenues of financing will be off-limits for awhile, but there will be numerous avenues you can utilize that will make real estate investing not just a possibility, but a certainty:

•· Bird Dogging – As a bird dog you work as a real estate scout, doing the leg work of locating available properties for investors who will actually close the deals. You won’t be placing these properties under contract – your job simply involves sniffing these properties out and letting the investor know what you’ve located. When he or she closes the deal you’ll receive a “finder’s fee” for the project, which puts cash in your pocket and gives you practical, real-world real estate investing experience.

•· Wholesaling – This is a step up from bird dogging. You take the same steps of locating the available properties, but you also incur more risk by placing the property under contract and “selling” your contract to another investor for a profit. Depending upon how good you are at this, you can realize a substantial income by wholesaling.

•· Partners – Your credit may be badly bruised temporarily, but if you stay motivated you can find partners with cash to lend on a real estate transaction. You can utilize partners for their cash for a short term loan for buying distressed properties at rock-bottom prices, rehabbing them quickly, and re-selling them for below market prices for a quick profit – and a fast payback. There’s also a possibility that you can find investors that are looking for an ownership stake and a portion of the cash flow generated by properties in which you invest. You can locate prospects among your family and friends, your local REIA meetings, or even by advertising on Craig’s List.

•· Private Money lenders – You can also locate private individuals that have cash they would like to invest in real estate. If the deal is sweet enough, they’ll lend you money for your real estate investing activities in exchange for an equity stake or a quick payback.

•· Hard Money Lenders – As your credit score increases you’ll also be able to turn to hard money lenders for financing. The terms aren’t very good, but if you’ve found a truly good deal on a property it won’t matter. Plus, these loans will show up on your credit report which will allow you to qualify more quickly for institutional financing.

Even if people think it is, it will take nearly 20 years.

A house should be treated as a shelter and not as an investment , no one wants to buy a property whose worth is far less than they paid for it only a couple of years before. While buying a house you put most of the money that you have saved in your lifetime. Facts tell that property does not perform as well as shares over the long term but it does retain its value over the years. But still people purchase a home for their old age or to lead a hassle free life. The average UK property cost was £30,000 in 1983 but now the value has increased to £160,000. Your focus on buying a property should not be for a short period but look ahead at least 25 to 30 years-roughly the amount of time it takes to pay your mortgage amount.

Between 1989 and 1995 millions of people where found paying off mortgages that were greater than the value of the homes they were living in. Many people had their homes repossessed, as they were not able to pay the mortgage amount. Some borrowers would walk into lenders offices and hand over the front door keys and walk out again. It was not negative equity that led to repossessions but due to economic conditions like rise in unemployment rate, high inflation and interest rates went up to 15%. People who were able to pay home loans, negative equity never affected their life. Lenders launched mortgage products on the market that allowed borrowers keen to move to do so. A significant effect of negative equity was that prices were falling fast. The reason could be because people bought starter homes that no-one wanted, or because they lived in parts of the country that were badly affected by worsening economic conditions.

When property prices are rising people buy the property thinking that if they don’t buy now, they have to pay even more in the future. There is residential property shortage in UK, which will be resolved by next decade. Each year the number of homes built is about 20,000 less than what is needed. By 2021 there will be 2.1 million more married people in England, counterbalanced by5 million more single adults and a further 1.5 million divorced. Most of the net increases in household numbers come from one person households. The key driver for household information is the relationship between income and affordability-what a person earns, relative to prices in the market. If the multiples of income to property prices rise from 3.5 to nearer 5 times earnings, many people will not be forming households: they will live at home or in rented accommodation.

If you plan to live in a rented accommodation, you will not be able to take a decision about how the place should look like. You will yearn for something that is uniquely yours, where you can express your own personality. If you buy your own property, you will never have to put up with someone else’s good taste again.
